Chip Wilson's mansion once again tops the list of B.C.'s most expensive homes

Lululemon founder Chip Wilson's waterfront mansion remains the most expensive residential property in B.C., according to the British Columbia Assessment Authority.

Wilson's home has topped the list for a number of years, but in 2024 it became a flashpoint for political debate in the lead-up to the election when the billionaire began posting signs on the property denouncing Premier David Eby and the NDP government as "communist." The signs and the home itself were vandalized with graffiti calling Wilson a "selfish billionaire."

A list of the most expensive properties was released Thursday, along with assessments for 2025 values. BC Assessment says the housing market is relatively stable, with assessments generally remaining "flat" for the second year in a row.

"Most homeowners can expect only modest assessment changes in the range of minus-five to plus-five per cent,” said assessor Bryan Murao.

This was true for owners of the province's most expensive properties, according to the data.

1. 3085 Point Grey Rd., Vancouver

The estimated market value of Wilson's 15,600-square-foot home at 3085 Point Grey Rd. saw a relatively modest increase of less than a million dollars – from $81.8 million to $82.6 million. The land is valued at just over $50 million, and the buildings at $32.5 million.

2. 4707 Belmont Ave., Vancouver

With an estimated value of $71.7 million, the home at 4707 Belmont Ave. in the Point Grey neighbourhood of Vancouver is the second-most-expensive piece of residential real estate in the province.

The home's estimated value increased by just over a million dollars – from $70.4 in last year's assessment. Built in 2007, the 10-bedrrom, 16-bathroom mansion is valued at $35.4 million, while the land is valued at just over $36 million.

3. James Island, B.C.

A 770-acre private island was once again the only property outside of Vancouver to crack the top five. For the second year in a row, its assessed value has dropped. The estimate of $57.5 million is a slight decrease from last year's $57.9 million.

James Island is located off the southeast coast of Vancouver Island, near Central Saanich. A five bedroom, one-storey home, measuring just over 4,600 square feet, was built on the island in 2008.

4. 4743 Belmont Ave., Vancouver

Back on Vancouver's Belmont Avenue, near Spanish Banks beach, is a 16,500-square-foot home on 1.3 acres of land, built in 1992. The property's assessed value is now listed at $44.1 million, up from $43.7 million last year. With five bedrooms and three bathrooms spread across two storeys, the buildings are assessed at $16.9 million, with the land accounting for the remaining $27.1 million.

5. 2815 Point Grey Rd., Vancouver

This single-family home in Kitsilano is valued at $42.943,000, up just $6,000 from last year's $42,937,000.

It features five bedrooms and six bathrooms in its 9,300 square feet of floor space, according to BC Assessment. The home was built in 1962 on a three-quarter-acre property. The home itself accounts for just $1.1 million of the assessed value.
